Plans to build glamping pods at County Durham wedding venue

Congburn Nursery’s Woodlands Bistro, located in Edmondsley, currently caters for weddings with in-house services.

Proposals seek to add five glamping pods for overnight guest use.

Plans, submitted by Mr Alan Herbert and Glampitect Ltd, detail a range of features for each pod.

These include associated decking, footpaths, permeable track, parking and turning area, secure bicycle storage, recycling and refuse storage, a sauna, and a laundry room.

The site, covering an area of 9,208 square metres, will be landscaped with native trees, hedgerows, shrubs, meadow grass, and wildflowers.

Parking provision is set to increase with five new spaces proposed.

The site is not in a flood risk area, and surface water will be managed via a sustainable drainage system and soakaway.

The glamping pods, classified as short-term holiday accommodation, will add an additional non-residential floorspace of 137 square metres.

The proposal is also expected to support new employment.

A planning statement detailed the layout of the pods, with the fifth, smaller unit attached to the northernmost pod for larger families.

The pods are designed to be low-impact, with LED bollard lighting with PIR sensors to limit light pollution and native landscaping and screening to ensure a low visual impact.

They are designed as temporary structures under the Caravan Act, standing three metres high with composite cladding.

Glamping pods are intended for year-round use, but only for short-term lets, with no permanent residency or party groups allowed.

The site will include two part-time roles for cleaning and maintenance.

The operation focuses on sustainability, with high-efficiency insulation, double glazing, LED lighting, and water-saving appliances.

According to application documents, the proposal is considered to comply with County Durham Plan policies, including those related to visitor accommodation, development in the countryside, sustainable transport, sustainable design, amenity and pollution, water management, landscape, trees and hedges, and biodiversity.
